KIRKWOOD – A NEW AGE OF SUBURBIA

Kirkwood is a relatively new, established suburb in Gladstone with plenty of parkland, bush land and services right on its doorstep.

It is fast becoming the modern face of suburban living in Gladstone.  It is one of the new age residential area popular with young families, professionals and retirees.  It includes the new area Forest Springs off Dixon Drive, as well as Emmadale Gardens and Vantage Estate.

There are three key drivers behind buyers’ choice:

  1. Established area with family focus, established parks, and footpaths
  2. Clinton State School catchment area and St Johns Catholic School
  3. Preference for a suburban lifestyle but still close to large shopping centres and access roads such as Dixon drive and Kirkwood road to make for a quick commute

Locals to the area also enjoy the variety of shopping and services, including Kirkwood Woolworths and Petrol Station, McDonalds, Dominos, Dehli Kitchen Indian Takeaway Restaurant as well as the United Medical Centre and Pharmacy.

Combined with fire trail, this is Gladstone’s premier public access XC and All Mountain public trails.  The park also has various trails suitable for runners and walkers keen on exploring the Gladstone countryside with great views out to the harbour and Islands from the tops of the hills.

The Market is Moving

This is a fantastic time for young families, professionals  and investors to enter an affordable market, given the market is showing signs of stability from the recent lows.  The median sale price for four bedroom homes in Kirkwood is $320,500 backed by a median rental price of $250 per week.  We anticipate both of these figures to improve slowly over the next six to twelve months especially with continued strength in resources and commodities.

At the moment we have a shortage of homes to sell in this area so if you are thinking of moving, we would welcome a confidential chat to discuss the  market and the option of selling.
