Many first home buyers see the whole process as very overwhelming and scary. I can understand their reservations and fears, especially for first-time buyers as I have been through this exact process when purchasing my first property at the young age of 21.

Little did I really understand what I was getting myself into but at the same time I distinctly remember how exciting it was to have my very own home – the freedom of flying the nest and making a place my own.

The most important thing to do to get you started is speaking to a Broker or your bank either of which you decide to go through. Once you have established your budget and financial commitment, then the exciting times start.  You will also need to know what extra costs are involved in the purchase, such as stamp duty, rates and water adjustments at settlement.

Make a list of what you are looking for in a property so you know what to look out for when you inspect properties and attend open homes.  Compare notes on what different homes have for and against, and what prices they are selling for (not advertised for) so you can make an educated start when negotiating on ‘the one’.

Don’t be afraid to ask friends and family for their thoughts on the market.  While you may get a few ‘negative Nancys’, it is important to take out the emotion and assess what your needs are and what your wants are in a home, and if the home will be suitable for you long term and also what sort of re-sale prospects it has too.

There really has never been a better time to buy and my advice is jump in while you can as there are so many great properties out there on offer! It has been great to see interest levels have picked up and new faces out there looking to buy because they recognise value in our market.

I have had the pleasure in working with a few great buyer groups over the last few months and it has been very exciting watching and guiding them through this whole process and having the opportunity to help them find their perfect living space has been very rewarding. One of the main things I love about my job is the relationships, connections and satisfaction I build along the way.
