WEST GLADSTONE – PROPERTY MARKET UPDATE

As we finish off the end of financial year, West Gladstone continues to be a strong performer in the Gladstone property market.

Buyers Choice

West Gladstone is one of Gladstone’s largest suburbs by area and stretches from the CBD fringe, right through to Kin Kora and back to South Gladstone.  It has a mix of established and newer  dwellings and is also central to the hospital.

As we power through another record month for sales volume in June, we are eager to see how this trend develops.

There are three key drivers behind buyers;

  • Established, leafy area with larger allotments, some with development potential
  • West Gladstone Primary School, Gladstone State High School and Chanel College catchment areas
  • Walking distance to the Gladstone Base Hospital, Mater Hospital & public transport as well as CQU & CBD

Locals to the area also enjoy the variety of shopping and services, including the Night Owl Centre and the Valley Centro Shopping Centre.  Adjoining sporting facilities such as the PCYC, Kev Broom Basketball Stadium, The Gladstone Turf Club and Palm Drive Soccer Fields are also popular.

The Hanson Road and Chapple Street Industrial areas are only a short 2 minute commute by car.

The Market is Moving!

27 Rossella St, West Gladstone – Available for $235,000

This is a fantastic time for young families, professionals  and investors to enter an affordable market, given recent signs of stability and an overwhelming return of buyers to the market including investors.

At the present time, West Gladstone has a median sale price of $167,500 for three bedroom homes and $162,500 for four bedroom homes.  Similarly, median rental prices sit around $180 per week for a three bedroom home and $230 per week for a four bedroom home (Source realestate.com.au 2018).  Days on market are also improving which means that properties are being bought and sold quicker.  This is driven by demand and a willingness for buyers to get into the market before an impending price rise given our strengthening local economy.

We have a shortage of properties to sell in this area so if you are thinking of moving, we would welcome the opportunity to provide an appraisal for your home.  Get in touch via email or by phone – we also offer weekend and after hours appointments.
